Texas Beach House Terms & Conditions

Please read the following terms and conditions carefully. The terms and conditions apply for each condo and beach house listed on this website.


Terms and Conditions

  • 3 Night Stay Minimum
  • Check in at 3 p.m.
  • Check out at 11a.m.
  • Reservations longer than 3 weeks need to be arranged via phone or email. Please contact us at 956.434.9085 or Email us.
  • 5% Administrative Fee (if paid by credit card)
  • Cleaning Fee
       $100 1-3 Bedrooms
       $150 4 Bedrooms
  • 13.5 % Occupancy Tax
  • Rates subject to change without notice.
  • Spring break bookings paid in full via credit card at time of booking, no refunds
  • Please bring your own consumables
  • No Pets

Cancellations and Refunds

  • No Refunds on deposits or bookings.
  • Cancellations within 30 days of booking incur loss of deposit + 10% charge of full reservation.
  • Cancellations within 14 days incur loss of deposit + 20 % charge of full reservation.
  • Cancellations within 48 hours incur loss of deposit + 50% charge of full reservation.
  • Don't forget vacation insurance in the hurricane season or for cancellations.
  • No refunds for early check out. (credit card will be charged for the full rental reservation amount)

Charges may be made to your card for any of the following reasons, and/or if you do not comply with the following:

  • Anything taken from the unit: towels, blankets or bedspreads may not be removed from the unit for any reason.
  • Exceeding the maximum people per unit:
    • 1 Bedroom 4 people (children included)
    • 3 Bedroom 8 people (children included)
  • Any extra cleaning necessary due to trashing of unit or tracking tar in from beach.
  • Any damages to property other than normal wear and tear
  • Smoking in a non-smoking unit
  • Excessively soiled towels or bedding. Towels or Bedding should NOT be taken to the beach or pool. Any sand or sandspurs on bedding will be charged to renter.
  • Excessively soiled or stained carpet
  • Damage to electronic door entry locks
  • If you are not out of unit by check-out time of 11:00 a.m.
  • Pets are NOT permitted. You will be asked to vacate the unit without refund.
  • All soiled dishes and glassware to be placed inside dishwasher.
  • All trash and garbage to be properly bagged, removed from unit and placed in dumpsters provided.
  • Refrigerator temperature to be left on normal setting of 5. Colder setting controls on refrigerator could cause it to freeze up.
  • Do not put anything but soft food in garbage disposal AND keep water turned on while in use or it will back up. Potato, onion or carrot peelings should NOT be placed in disposal, they could clog the drain.
  • Do not put metal of any kind in the microwave.
  • Do not use anything but products specified to clean dishes in dishwasher. Other detergents will foam the entire kitchen.
  • Report anything you notice that is missing or damaged upon your arrival to ensure you are not held liable.
